I have a two car garage and want to convert it to a small apartment for extra income. How much around would it be for the new roof? Thanks.
Standard simple roof approx 500 sq feet

    First off, you didnt include enough information in the question, you need to know how large the roof is, how many bends you have in the roof. Plus materials! only thing i can say is that shingles are about 50 dollars per bundle and 1 bundle will cover about 4′ X 4′. the work goes for roughly 15 dollars per square or basically per bundle!

    Currently the cheapest shingles are running about $25.00 per bundle and these bundles cover 33 square feet (1/3 “square”). Roofers charge by the square (=100 square feet). Depending on your roof pitch (angle) and assuming it’s a 400 square foot garage (20×20), the roof area will be about 550 square feet, or about 17 bundles of shingles. If you have any sheathing damage, you’ll have to tear off the old roof, replace the damages sheathing and start from scratch. If you only have one layer of shingles on now, you can go over them, assuming that everything else is okay.
    You should be able to cover the existing shingles for about $500, not including labor.

    A guy the another week got his whole roof done 1500sq ft it cost $3825, the highest quote he got was $4300. with a pretty plain roof not super steep, simple lines, using architectural shingles which are now similarly priced to less expensive shingles in some outlets if you hunt around.

    The shingles have a 40 year warranty and he got a five year warranty on the workmanship. They also had to strip off two layers and apply the new tar paper, ice-shield, and even replace some wood, so if yours is similar expect to pay 1/3 of the $3825 or approximately $1275.
